Calwich Abbey is a Grade II listed Jacobean style house that lies on the site of the medieval Calwich Priory. The house was constructed between 1849 and 1850, there are steps leading from the Abbey down towards the lake. The Abbey has not been occupied for over 100 years and is in a poor state of repair and requires investment.

The property is for sale in two lots providing a rare opportunity for a purchaser to acquire a fantastically situated property that offers huge potential for restoration or conversion to alternative uses subject to obtaining the necessary planning consents. The land is productive and runs down to the River Dove, the property in total extends to 211.01 acres (85.39 hectares).

The Abbey

The Abbey is in a poor state of repair and requires total refurbishment, however, it provides a wonderful opportunity to create a principal private residence or to seek alternative uses subject to the relevant permissions being obtained.

It benefits from far reaching views out across the river Dove. There is a beautiful lake located below the Abbey that was previously accessed via stone stairs, these are now over grown but offer potential to be restored. To the west of the steps was previously formal gardens set in amongst mature trees, overtime this has fallen into repair and has become overgrown.

Immediately adjacent to the Abbey is a farm yard with a dutch barn, general purpose farm building and hardcore yard area. The land slopes away beyond this to what was previously the gardens.

To access the lake and land beyond this is a portobello bridge that is Grade II Listed, this was constructed at some point during the 18th century with red brick and beautiful iron balustrade. Below the bridge is a mill race holding the water back for the lake. To the south east of the bridge is Grade II listed boat house, which is in a poor state of repair.

At the eastern end of the lake adjoining the weir is a Temple, this is the only building currently occupied and used, this is Grade II* Listed. The building is dated 1797 and was thought to have been used as a summer house and fishing lodge, the building is constructed from stone with a domed roof, the gates and railings adjoining form part of the listing. Included within lot 1 shall be the tributary that leads down to the Temple and weir from the River Dove.

Agricultural Land

Encircling the property, with predominant expanses to the south and west, lies a good sized block of productive agricultural land. The land runs down to the River Dove in the south then all the way to Ellastone in the west. The land would previously have formed the parklands for the Abbey with mature oak trees located across the land. The agricultural land in lot 2 extends to 179.03 acres (72.45ha).

The land has three access points two as previously described but also direct road access from the B5032 at Tit Bridge. Allowing for easy movement of produce and livestock.

The land is classified as grade 3 and 4 on the Provisional Agricultural Land Classification. The land is predominantly down to permanent pasture but produces good crops of grass for silage. Fields adjoining the property have been cultivated to allow for growing of combinable crops and maize, subject to the relevant permissions being obtained some of the land might be suitable for cultivation.

There are a number of spinneys across the land, increasing the habitat for wildlife and the amenity of the holding and offering purchasers the ability to run a small scale shoot should they desire. The central block of woodland running through the land has a number of fish traps located within it.

There is a well maintained central track running through the land which leads from the Abbey to Ellastone. There are troughs located across the agricultural land which we understand. Location

The property lies set back from the public road down a sweeping drive with views out across the grounds. There are three access points with the principal one coming from the B5032, where there is a right of access over a track leading down to the Abbey. The second access is from Dove street along a farm track which runs through the land to the Abbey.

The market town of Ashbourne lies 5 miles to the north, while Utoxeter lies 8 miles to the south both have a wide range of amenities including, supermarkets, schools and restaurants. The A50 lies 6 miles to the south and provides access to the M1 in the east and M6 in the west. There are regular trains to London from Derby with the travel time taking approximately 1 hour 30 minutes. East Midlands airport lies 35 miles to the east of the property.
